What was once an unused and overgrown area of wasteland at the rear of a property in St Agnes has been completely transformed into a modern, high-specification garden office.

The site presented several challenges, including sloping, uneven ground, limited access, and its location within a conservation area. To overcome these constraints, the structure was installed on a ground-screw foundation system, eliminating the need for a traditional concrete base while providing a robust and environmentally sensitive solution.

Designed to create a comfortable and practical year-round workspace, the project included a full mains electrical installation, energy-efficient underfloor heating, and premium anthracite grey uPVC double-glazed French doors and windows to maximise natural light while maintaining excellent thermal performance.

The exterior was finished with beautiful natural larch cladding, providing a contemporary appearance that blends seamlessly with the surrounding landscape. An EPDM rubber roof was installed to deliver a durable, low-maintenance, and weather-resistant finish with a long service life.

To finish the transformation, landscaping works around the building were completed, including adding a natural limestone stepping stone path to provide practical access throughout the changing seasons.

This project demonstrates how challenging and previously unusable outdoor spaces can be transformed into functional, stylish additions to the home. By utilising innovative ground-screw foundations and high-quality materials throughout, we created a bespoke garden office perfectly suited to both the site and the client's needs.
